This item is in fair condition, due to lots of use. This was one of my daughters favorite American Girl Playsets. The most wear is on the banister that's mostly missing, there are some purchases pieces that can be put back together. There's a crack on the side of the house but it doesn't go all the way through, it's mostly a rip in the wallpaper of the item. There's small dents and dings here and there from play.
